What To Expect When Showing Your Home
Once you have made the decision to list your home for sale and you have given your home a thorough once-over for cleaning and maintenance, you may be wondering what to expect next. Here are a few helpful pointers on what you can expect and do to make home show easily:
- Your Realtor® will call you to line up any showings to prospective buyers. Either your agent or another agent will be present at the showing. Be sure to be flexible with your times. Some people will try to schedule their appointments a day in advanced and others will only schedule a few hours before they want to arrive. Keep the house tidy at all times. Before leaving for work, try to make all beds, put away dishes and pick laundry up off the floor. This way if someone plans to see the home while you are at work, you will not have to worry about a bad appearance.
- If you absolutely cannot leave, be sure to greet the buyers politely and excuse yourself. Do not follow them around or offer suggestions to the agent or buyers. It makes everyone uncomfortable and they will not have a chance to develop that “homey “ feeling while you’re in the home. Let them come to you with any questions
- If you are at home, make sure to keep children with you and pets either in crates or at your side. Your 60 pound shepherd may be friendly but it could scare a potential buyer enough that they are not comfortable looking around your home.
Your Realtor® will be able to offer you more specific information on showing your home. Any agent who shows your home should leave a card so you will know who has been there. This also enables your agent to call then for valuable feedback on their showing. Try not to get upset about suggestions or negative feedback you receive. Simply try to fix the problem if possible. Not everyone who sees your home will love it as much as you do, but with a good Realtor® it will sell to someone who will! So sit back, relax, and wait for a contract, knowing you have done everything possible to make your home sell.
